AT&T Week a Success!

With another successful tournament in the books, the Peninsula returns to its normal pace for a nice three-day weekend. All areas had activity to report as Carmel picked up and Pebble slowed. As always, a few noteworthy highlights to note below:


Pebble’s market maintained its momentum, matching the previous week’s total with all prices under the $1.5M marker. The top closed escrow came from the Country Club West area on Stevenson Dr – a 70’s ranch style home with potential that closed at $1.335M (1% off of List Price). The other closed escrows included a major fixer, a couple rows back from MPCC’s frontlines that sold for $1.24M (4% off of List Price) and a major project in the Country Club East that sold at the list price of $995K. Both of the new sales came from the Upper Forest area – both major fixers with list prices of $899K and $859K respectively.


Carmel’s market also had a similar outcome this week – finishing slightly below last week in volume. The top closed escrow came from the heart of the Golden Rectangle on Lincoln Street – a fully renovated cottage on a slightly oversized lot that sold for $2.55M (4% off of List Price). The other closed escrow included a condo in downtown ‘By-The-Sea that sold at $910K (4% off of List Price). Activity continues to move on the frontlines as a major fixer/teardown on Carmel Point’s area of Scenic went into escrow with an ask of $6.895M. The other new sales include a teardown with expansive ocean views on Dolores St (S of Santa Lucia), offered at $3.45M; a dated oversized cottage just N of Santa Lucia on Monte Verde, listed at $2.599M; a custom built Tuscan home in lower Hatton Fields with valley views and an ask of $1.875M (on market for only 7 days) and a teardown in NE Carmel that is listed at $895K.


The Preserve continues to percolate with activity as another property sold this week – a Spanish-Colonial style home near the amenities that sold for $3.75M (11% off of List Price).


The Highlands also had activity to report this week with a non-oceanfront lot on Spindrift Rd – West side of Highway 1 – that went into escrow with an ask of $1.795M.
