Monterey BaconFest 2017 is upon us this weekend, featuring all the best in bacon as vendors from the area craft up tasty treats using bacon as the main ingredient… Need we say more? The local market continued its ebb-and-flow of activity this week with Pebble gaining ground as Carmel slowed. Activity in the Highlands picked-up with multiple sales to report this week. As always, a few highlights from the week below:
Pebble’s market gained ground this week with 3 closed escrows and 4 new sales, which was more than enough to capture the weekly crown for the first time in June. The top closed escrow came from the Central Pebble area – a 70’s Contemporary-style home with distant ocean views that closed at $2.55M (5% off of List Price). The other closed escrows included a traditional style home with unique gardens in the MPCC area that sold for $1.715M (5% off of List Price) and a major fixer with potential, just around the corner, that closed $1.275M (5% off of List Price). The top new sale is a newly remodeled ranch style home in the Country Club East area with an ask of $1.85M. The other new sales include another remodeled home, also in the Country Club East area, offered at $1.569M and two major fixers with list prices of $899K and $890K respectively.
Carmel’s market saw a major slowdown from previous weeks with just 2 closed escrows and 1 new sale this week. The top closed escrow came from Southern part of the Golden Rectangle – an oversized (3,066 sq.ft.) 1920’s fixer on an oversized (10,000 sq.ft.) lot that closed at $2.9M (2% off of List Price). The other closed escrow came from the NE area – a recently updated cottage in that area’s outskirts that sold for $1.325 (5% off of List Price). The lone new sale is a classic 20’s cottage in the heart of the Golden Rectangle just South of Ocean Ave with an ask of $2.224M.
The Highlands area saw an uptick in activity this week with 2 closed escrows and 1 new sale. The top closed escrow came from the frontlines on Yankee Point Drive – a traditional style home built in ’98 with panoramic ocean views that closed at $5.126M (7% off List Price). The other closed escrow was a recently built (’11) contemporary-craftsman on Peter Pan Road (East of Highway 1) with distant ocean views and a sales price of $3.3M (6% off of List Price). The new sale, also on Peter Pan Rd, is a craftsman style home that was built in ’86, also with distant ocean views and an ask of $1.998M.
