The Barnyard in Carmel is buzzing in preparation for the annual Big Sur Fashion Show benefitting the Henry Miller Library and Big Sur Fire Relief Fund. Pebble Beach had a quiet week with no closings and 2 new sales. An 80’s-build in the Upper Forest region went into contract after almost a year (list price $2.095M) and a dated single level home near MPCC listed at $1.15M reached mutual acceptance after 4 days on the market.
The bottom of the market had a busy week in Carmel with all 4 new sales occurring below the $2M mark in addition to 1 closing. Carmel had one closing in the Golden Rectangle – a cozy 1930’s-built cottage just under 1600 square feet on the market for 12 days which sold full ask price at $2.495M. New sales included a fixer with ocean views and an auxiliary dwelling unit listed for $2M (DOM = 17), a newly built English cottage on the market for nearly 1 year (list price: $1.899M), a charming quintessential Carmel cottage which sold in less than 1 week (list price: $1.495M), and a 70’s built Mediterranean on a busy corner listed for $997K (DOM = 18).
One escrow closed at the Preserve; a Spanish hacienda on the 18th green on the market for nearly two years which sold at a 5.5% discount off list price at $5.2M. Worthy of note, the original price was $6.25M with incremental reductions to $5.5M over time.
The Highlands reported more oceanfront activity this week on coveted Spindrift Road: closing at $14.435135M, the sprawling estate is nestled into Wildcat Cove with views of Point Lobos (15.1% off list price, DOM = 203). A cottage across the road from Point Lobos on Hwy 1 also closed in the Highlands at $1.4M (12.2% off list price) after 4 months on the market.
