Blue Skies Ahead

After a week of rain, the Peninsula is looking forward to a sunny reprieve this weekend. This week had steady activity across the board with sales in all of regions except Quail Lodge. Carmel kept the crown for another week, edging Pebble for most activity. As always, a few highlights from the week below:


Pebble’s market continued to churn at a modest pace ahead of AT&T week with 1 closed escrow and 4 new sales (all within $1M-$2M range). The lone closed escrow came from the Lodge area – a dated manor style home with Northerly facing views that closed at $2.7M. The top new sale comes from the SW MPCC area – a rustic ranch style home on the interior side of Marcheta Ln with an ask of $1.695M. The other new sales include a 60’s ranch style home in the Country Club East area, offered at $1.299M; a spec-play with golf views on Wildcat Cat Canyon, listed at $1.275M and a fixer just across the street with an ask price of $1M. Worth noting that the $1M-$2M price bracket continues to extend it’s hot-streak into 2018.


Carmel performed similarly to Pebble with 2 closed escrows and 4 new sales. The top closed escrow was a partially updated 1930’s Comstock-style home on a street-to-street lot that sold for $2.335M (6% off of List Price). The other closed escrow was a 90’s cottage in NE Carmel that sold for $1.6M (6% off of List Price). We’re honored to represent the buyers of this week’s top new sale – a tastefully remodeled cottage in the heart of the Golden Rectangle on Casanova with an ask of $2.9M. The other new sales include a recently remodeled Mediterranean style home in Carmel Woods with ocean views, offered at $2.895M; a major fixer in a great location in NW Carmel that’s listed at $1.6M and a teardown in the Eastern part of Carmel Point, listed at $1.2M.


The Highlands awoke this week with 3 new sales. The top new sale comes from Yankee Point Drive’s frontlines – a traditional style home with sweeping ocean views and an ask price of $4.995M. The other new sales include an off-market lot sale on the East side of Highway 1 on San Remo, which boasts expansive ocean views and great potential (we’re honored to represent the buyers on this transaction) and a rustic cottage also East of Highway 1, listed at $1.45M. We’re fortunate to represent the sellers of this property as well.
