Forever Grateful

As the Peninsula gears up for a wonderful Memorial Day weekend, Team CPG would like to take a moment and thank those who have served, currently serving or have passed serving our Country – we all are forever grateful for your service.


The local market rebounded with vigor this week, led by a flurry of new sales in both the Pebble Beach and Carmel areas. Pebble gets to occupy the weekly throne as it posts one of its strongest weeks this year. As always, a few highlights from the week worth noting below:


With 4 closed escrows and 7 new sales, Pebble’s market jumped back into action with activity to report across all areas. The top closed escrow was a traditional-style home built in the 80’s, below MPCC’s clubhouse on Wranglers Trail that sold for $1.875M (4% off of List Price). The other closed escrows included a partially remodeled 1930’s Spanish Colonial in the heart of the MPCC area, which closed at $1.675M (4% off of List Price); a 1960’s ranch-style fixer in the Country Club East area that sold for $1.125M (4% off of List Price) and another fixer in a great location with potential that sold $35K over the list price of $1.165M. The top new sale comes from the highly desired Padre Lane – a major fixer with expansive ocean views that’s listed at $3.975M. The other new sales include an elegant Mediterranean with distant ocean views in the Upper Forest, offered at $2.897M; an 80’s rustic-contemporary on the quiet Flavin Ln with an ask of $2.095M; a Craftsman-style fixer on a main artery, listed at $1.345M; a very well-maintained ranch style in the Upper Forest with an ask of $1.337M; a Cape Cod style that overlooks the 8th green of MPCC’s Dunes Course offered at $1.295M and a teardown in the Country Club East, listed at $1.149M.


Carmel’s market also saw an uptick in activity from the previous week with 4 closed escrows and 5 new sales. The top closed escrow was in the NE area of Carmel on Guadalupe St – an updated English-Country style home on an oversized lot that closed at $1.9M (5% off of List Price). The other closed escrows included a partially updated (oversized) 1930’s cottage in NW Carmel that sold at the list price of $1.55M; a major fixer on an artery (Carpenter) in NE Carmel that also closed at the list price of $1.099M and a teardown in the outskirts of NE Carmel that sold at $815K (3% off of List Price). The top new sale is a tastefully remodeled 80’s contemporary style home on the quiet 14th Ave in Carmel Point – listed at $2.495M and on the market for just 5 days. The other new sales include a major fixer with ocean views on San Antonio Ave in Carmel Point, listed at $2.4M; a recently built cottage just South of Ocean Ave on Casanova with an ask of $2.288M; another recently built(’15) home in NE Carmel that went into escrow at $1.745M; a 1940’s bungalow fixer in SE Carmel with an ask of $1.325M and a modestly updated ranch-style home on an artery in NE Carmel, listed at $1.24M.


The Quail area had activity to report this week with one closed escrow in the Quail Meadows community – a tastefully designed and well-maintained Contemporary style home with expansive valley views that closed at $3.75M (3% off of List Price). Worth noting that this home was highly sought after and drew multiple offers before going into escrow after 23 days on market- Canning Properties is proud to represent the Buyers.  The Quail area remains one of the most liquid markets on the Peninsula as demand continues to outpace supply.
