Off to a rainy start and then closing out with plentiful sunshine and striking sunsets, we had a beautiful week here on the Peninsula. This week was quieter as far as closed sales, with two closings in Pebble, two in Carmel, and one in the Preserve, but we did see an uptick in activity in price points above $5M. New escrows included three new sales in Pebble and four in Carmel. As always, a few highlights from the week below:
Pebble Beach experienced a quieter week in terms number of closed sales, however both of the two closings were in price brackets above $7M. The top closed escrow in Pebble this week was a two-plus acre homesite with an existing guesthouse and panoramic ocean views for $9M (25% off list price) at 3175 Del Ciervo Road. An updated traditional style home near the Lodge at 1544 Viscaino Road also closed at $7.4M (15% off list price). We are honored to represent the top new sale in Pebble Beach this week: a newly built contemporary ocean view home with a traditional floorplan and proximity to the Lodge, Stevenson, and Cypress listed at $6.95M. Other new escrows in Pebble included a 1970s built home near MPCC with a list price of $1.695M and a ranch style home located at 2865 Lasauen Road on the market for just one month (list price $995K).
Two sales closed this week in Carmel as well. A newly remodeled, custom built home reminiscent of old Carmel at 2530 San Antonio closed with a sale price of $3.595M (5% off list price) after nearly one year on the market. Another classic board-and-batten, Carmel stone cottage at Mission 2 NE of 9th sold off market for just 2% below list price at $1.895M. San Carlos 8 SE of 13th went into escrow with buyers represented by Canning Properties Group; a whimsical cottage in the Golden Rectangle listed at $2.199M. The top new escrow in Carmel this week was a remodeled 1900s built home on a large lot near Town and Carmel Beach located at Carmelo 2 SE of Ocean Avenue (list price $5.5M). Other new sales in Carmel included a vintage inspired newly built cottage at Lincoln 5 SE of 12th with a list price of $2.65M and a dated, bank owned property listed at $860K (Carpenter 4 NE of 4th ).
The Santa Lucia Preserve saw movement this week – 16 Vasquez Trail, a mountain view Mediterranean estate on over fifty acres sold for $6.2M (12% off list price). There is no new activity to report this week in the Quail and Carmel Highlands regions.
