The local market experienced a slower week than last week, but activity remained steady with 4 closed escrows (2 in Pebble Beach, 2 in Carmel) and 5 new sales (3 in Pebble, 2 in Carmel). Pebble Beach rang in 2 closed escrows and 3 new sales this week. The top closed escrow was a newly constructed contemporary style home with ocean views near the Golf Academy (sale price: $7.5M, 5.7% off list price, DOM = 93). The other closing in Pebble was a partially updated contemporary home in Country Club West close to MPCC and Spanish Bay which sold after 2 days on the market (sale price: $1.199M, 7.6% off list price). There were also 3 new sales in the region this week, all of which are located in Central Pebble: a dated estate on an acre of lush gardens on the market for 5 months (list price: $2.75M, original list price: $3.5M), an updated traditional home near Spanish Bay, and a remodeled ranch style home which was on the market for almost a year (list price: $1.195M).
Carmel had a slightly quieter week with 2 closings and 2 new sales. Both of the closings this week were in Hatton Fields, and they consisted of a charming 1940’s-built home with valley views on the market for 3 months (sale price: $1.42M, 15.9% off original list price or 8.4% off most recent list price) and a vintage bungalow in need of TLC which closed at a 6.5% discount off list price at $935K (DOM = 100). Canning Properties Group is honored to represent the sellers of Lincoln 4 SW of 12th – a sophisticated cottage with detached guest unit just a few blocks from the beach and near town on the market for just 2 weeks (list price: $3.85M). The other new sale was a home with separate guest unit on a large oversized corner lot in Carmel Woods (list price: $1.798M).
There was no activity to report in Carmel Highlands or Quail/The Preserve this week.
