Pebble finished the year on a high note with a very robust week – the strongest in months – while the rest of areas enjoyed their seasonal slumber. The Canning Properties Group wishes all a safe and happy new year. As always, a few highlights from the week below:
As mentioned, Pebble had an atypically strong week with 9 closed escrows and 4 new sales. We’re very honored to represent both sides of the top closed escrow this week – a tastefully remodeled Mediterranean style home with ocean and golf views (Pebble’s 15th fairway) that closed at $7.5M. The other notable closed escrows included a frontline midcentury modern home just below Spyglass’s 4th hole that sold for $5.6M (7% off of List Price), a 60’s ranch style home in the Lodge area of Pebble that sold off-market at $2.2M (2% off of List Price); 4 traditional style homes in the MPCC area that sold for $1.735M, $1.7M, $1.65M and $1.6M respectively; a rustic contemporary in the Upper Forest that sold for $1.25M (6% over List Price) and a condo – also in the Upper Forest – with distant ocean views that closed at $988K (1% off of List Price). The top new sale comes from the Central Pebble area on the prized Bonifacio Rd – a dated estate style home with ocean views and an ask of $4.998M. The other new sales include a remodeled Mediterranean style home on Spyglass’s 16th fairway, listed at $3.4M and 2 Conrad Asturi contemporary style homes in the MPCC area (1 on the 6th fairway of the Dunes Course) with ask prices of $3.185M and $2.975M respectively.
Carmel had a quiet week with just 2 closed escrows and 2 new sales. The top closed escrow was a small cottage built in the 60’s in the NE area of Carmel that sold for $1.25M (6% off of List Price). The other closed escrow came from the lower Hatton Fields area – a dated 50’s ranch style home with valley views that sold for $1.21M (6% off of List Price). The top new sale comes from the NW area of Carmel on Dolores – a newly remodeled contemporary style home with an in-law unit and an ask of $2.349M. The other new sale is a 20’s teardown in the heart of the Golden Rectangle with an ask of $1.4M – essentially dirt value.
