As to be expected around this time of year, the market has slowed with 6 closed escrows and 5 new sales across the board this week, down slightly from last week. Below are highlights from this week.
Pebble Beach was slow with 2 closed escrows and 2 sales this week. The top closed escrow this week was a 3 bedroom 3 bathroom on Sunridge Road that closed at 1.25M ($75,000 over list price). The other closed escrow was a ranch style fixer in upper forest that closed at full ask of $995,000. The top sale was a highly desired Pebble Beach townhome that went into escrow in less than a week listed at $3.995M. The other new sale was a dated estate on Portola Road that went back into escrow with an ask of $2.995M.
Carmel-by-the-Sea had 2 closed escrows this week and 1 new sale. The top closed escrow was a recently remodeled cottage with ocean views in on Lincoln in NW Carmel that closed at 2.935M. The other close escrow was a Carmel retreat overlooking the Mission Trail Park that closed at $1.135M. The lone sale came from Southeast Carmel – a newly renovated single-story cottage offered at $2.295M.
Carmel Highlands had 1 closed escrow and 1 new sale this week. The closed escrow was a 1922 oceanfront cottage with guest house and ocean views on the West side of Highway 1 that sold for $2.45M. The new sale (also West of Highway 1) was an oceanfront estate with expansive ocean views near the Highlands Inn, listed at $6.799M.
The Preserve saw some action this week with 1 new sale – a Contemporary near the Club’s amenities on San Clemente Trail that went into escrow this week with an ask of $3.75M. The Quail area also had activity to report this week with a lot in the Meadows selling for $1.1M (Full Price).
