If you haven’t already embarked on a whale watching trip, this time of year is great with a large diversity of wildlife swimming through Monterey Bay – from humpbacks, blue and gray whales to Orcas passing by. The local market saw a mild swell of activity in the Carmel/Quail areas, while Pebble decelerated from the previous week. As always, a few highlights from the week below:
Pebble’s market tapered from the previous week with just 2 closed escrows and 3 new sales. The top closed escrow came from Pebble’s Estates area – an 80’s traditional style home on an acre lot that closed at $2M after being on the market for 6 days. The other closed escrow was a Mediterranean style home (built in ’07) in the Upper Forest that closed at $1.7M (13% off of List Price). The top new sale is a 50’s ranch-style home just above the famed Cypress Point and Fanshell Beach with expansive ocean views and an ask of $7.995M (worth noting that this property traded at $5.45M in ’15). The other new sales include a tastefully designed French Country estate in the MPCC area, offered at $2.495M and a major fixer (with good bones) in the Country Club East area that’s listed at $1.198M.
The prime parts of Carmel remained steady with the same totals as last week – 4 closed escrows and 7 new sales. We’re honored to represent the sellers of the top closed escrow this week, which came from the quiet Bay View Avenue. A fully renovated modern beach home with Northerly ocean views of Carmel Bay that closed at $4.5M (9% off of List Price). The other closed escrows included a 60’s Mid-Century Modern home in NW Carmel that closed at $1.7M (8% off of List Price); a renovated 30’s cottage in the outskirts of NE Carmel that sold at the full list price of $1.549M and a major fixer in Carmel Point that closed at a staggering 8% over the list price of $1.4M. The top new sale is a partially updated 30’s cottage on an oversized lot in SE Carmel, listed at $2.95M. The other new sales include a renovated cottage on Carmelo, just opposite the Colonial Terrace Inn, offered at $2.35M; an updated Spanish style home on 2nd Ave in NE Carmel that’s listed at $1.8M; a 60’s ranch style home in Hatton Fields with an ask of $1.295M; a major fixer on San Carlos in SE Carmel offered at $1.285M and a 50’s ranch style fixer in lower Hatton Fields with an ask of $898K.
The greater Quail area had activity to report this week, although nothing to note within the Lodge/Meadows areas. The top closed escrow came from the outskirts of the Preserve – a very beautiful craftsman estate that closed at $3.7M (a staggering 23% off of the list price of $4.7M). The other closed escrow came from the quiet Brookdale Dr, which borders the Carmel River on the North side of Quail. A completely remodeled 50’s ranch style home on an acre lot that closed at $2.1M, which set the high-water mark for that street.
