Springing Past Tax Day

Mid-April is where we typically see a calm before our market picks up for its primary selling season. Slow and steady through tax day this year as Pebble edged Carmel for the weekly crown. Good to see that all areas had notable activity this week. As always, a few highlights from the week below:


Pebble’s market kept pace with recent activity, reporting 1 closed escrow and 3 new sales this week. The lone closed escrow came from the frontlines below Spyglass Hill’s 4th fairway – a 60’s rustic modern with expansive ocean views that previously sold at $5.5M in ’16 and just closed again at $5.8M (3% off of List Price). The top new sale is a 70’s Contemporary-style home in the Central Pebble area with an ask of $2.695M. The other new sales include a remodeled traditional-style home in the MPCC area, adjacent to the first hole of MPCC’s Dunes Course, offered at $2.275M and a renovated ranch-style home in the Country Club East area that’s listed at $1.695M


Carmel’s market slowed from the previous week as tax day stalled demand for Carmel’s market – second slowest week in 2017. The lone closed escrow came from Carmel Point – a tastefully designed Tuscan-style home (3,665 sf) on an oversized lot (8,400 sf) that closed at $5.35M. The lone new sale comes from the NW area of Carmel – a 90’s Contemporary-style home with filtered ocean views and an ask of $1.999M.


The Quail area had a nice bump in activity to report this week with 2 closed escrows. The top closed escrow was a ranch-style home along the fairway of Quail’s 9th hole that drew multiple offers and eventually closed at $1.733M. The other closed escrow was a condo (unit#13) that overlooks the 5th green at Quail, which closed at $775K (5% off of List Price).


The Highlands also had one closed escrow on the East side of Highway 1 – a classic MJ Murphy home (built in 1918) with ocean views, just above the Highlands Inn that sold for $1.875M (20% off of List Price).
